Tour and Compare

At each property, we look at layout, condition, setting, likely improvements, ongoing costs, and resale considerations. The goal is to understand the home beyond its first impression.

Write the Offer

When the right property appears, we decide price, earnest money, inspection timing, financing or appraisal terms, closing date, and the protections that should be written into the contract.

Inspection and Escrow

After an offer is accepted, we coordinate inspections, title, lending, and appraisal, address repair questions when appropriate, and keep every contract deadline visible.

Final Walkthrough and Closing

Before closing, we confirm the home is in the agreed condition. You complete signing and required funds, and possession is transferred according to the contract.

Diligence and Closing

We manage inspections, appraisal, title, repair negotiations, final property preparation, signing, and the handoff to the buyer through closing.
