North vs. Central vs. Old Town

North Scottsdale (85255, 85266, 85262) is where the largest estates and most established luxury communities are concentrated. Silverleaf, DC Ranch, Estancia, and Whisper Rock define the upper tier. Central Scottsdale offers more established neighborhoods with mature landscaping and proximity to amenities. Old Town and the Camelback Corridor attract buyers who want walkability, nightlife access, and a more urban feel within a luxury price point.

Golf course communities

Scottsdale has more golf course communities than any other market in Arizona, and the quality varies significantly. Premium communities with private clubs and controlled access — Estancia, Silverleaf, Desert Mountain — hold value differently than semi-private or public-access course communities.
